This week there were 5 homes sold for a total of 581k. The average price of these homes was over 116 thousand and the median price was 96k These homes had an average time on the market of 118 days. There are currently 26 homes listed as under contract in the Lebanon MLS and those homes have an average price of 110 thousand.
Year to date there have been 94 homes sold, down from last years 113 during the same time frame the average price is up to over
110 thousand dollars compared to last years 92K, the YTD volume of over 10.3 million is also barely down from last years 10.4 million. Our average time on the market this year has been 118 days, that’s up some from last years 112 day average.
As of this morning there were 327 homes with less than 10 acres, listed with the Lebanon MLS. The average asking price is 154 with median asking price of just about 138; these homes have an average time on the market of 136 days.
Well it’s that time of the year again where mowing the lawn is a weekly chore. If your home is on the market here are a few things to pay attention to. Most home owners enter their homes through the garage, stand across the street and look at your home from a buyers perspective. Buyers will want to enter through the front door so clean off your porch and sweep the walk and be sure the lawn is mowed and trimmed. You might also clean up those flower beds, and add fresh mulch. These things will improve the first impression a buyer has of your home.

Well I went to a farm auction last weekend and I realized I hadn’t reported statistics on land sales lately so here we go: As of Wednesday there have been 18 land sales reported by the MLS this year for a total of almost 800K, that’s down from last years 1.99 million. The average price this year is over 44K, last year in the same time period it was over 90K. The average parcel size this year has been 25 acres, compared to last years 58 acres. This years average of over 1750 per acre is higher than last years 1550 average.

This week there were 3 homes sold for a total of over 300k. The average price was just over 101 thousand and the median price was 88,500. These homes had an average time on the market of 164 days. There are currently 20 homes listed as under contract in the Lebanon MLS and those homes have an average price of 109 thousand.
Year to date there have been 79 homes sold, down from last years 101 during the same time frame the average price is up to over 110 thousand dollars compared to last years 96K, the YTD volume of over 8.7 million is also down from last years 9.6 million. Our average time on the market this year has been 133 days, that’s up from last years 110 day average.
As of this morning there were 316 homes with less than 10 acres, listed with the Lebanon MLS. The average asking price is almost $154,000 with median asking price of just about $137,700; these homes have an average time on the market of 140 days.
If you look in the local real estate guide you’ll probably notice there are a lot of homes on the market right now, well that’s true, the problem is there is a shortage of homes in the 100 thousand dollar range and an abundance of homes for sale between 150 and 250. Let me put this into perspective, there’s almost 2 years worth of inventory on the market between 150 and 250, if you are selling a home in that range take my advice, lower your price or be ready to wait

This week there were 3 homes sold for a total of almost 500k. The average price was just over 165 thousand but the median price was 86 thousand. These homes had an average time on the market of 152 days. There are currently 20 homes listed as under contract in the Lebanon MLS and those homes have an average price of 100 thousand.
Year to date there have been 64 homes sold, down 29% from last years 90 during the same time frame the average price is up to almost 116 thousand dollars compared to last years 96K, the YTD volume of almost 7.5 million is also down from last years 8.7 million. Our average time on the market this year has been 141 days, that’s up from last years 110 day average.
