The average price of these homes was just over 93 thousand and the median price was 105 these homes had an average time on the market of 124 days. There are currently 23 homes listed as under contract in the Lebanon MLS and those homes have an average price of almost 117 thousand.

Year to date there have been 130 homes sold, down from last years 148 during the same time frame, the average price is just over
111 thousand dollars compared to last years 94K, the YTD volume of almost 14.5 million is up from last years 13.9 million. Our average time on the market this year has been 120 days, that’s up some from last years 107 day average.

As of this morning there were 313 homes with less than 10 acres, listed with the Lebanon MLS. The average asking price is 162 with median asking price of just about 136; these homes have an average time on the market of 137 days.

This week I read an article on MSNBC.COM about national housing sales. Numbers for April show a dramatic gain in April in new home sales, but a drastic drop in the median home price. Despite the article’s indication that sales are down in the Midwest by 4 percent Laclede county seems to be having an average year. In Laclede county we have seen total sales down over 10%, but the average price of a home is up more than 15% which has brought up our total volume by 5%. Sometime these numbers are hard to make sense out of but the bottom line is this, yes fewer homes have sold, but those that have sold have sold for more, and buyers, well they are spending more.

The average price of these homes was just over 84 thousand and the median price was 87.7 these homes had an average time on the market of 112 days.
