Weekly Market Report 6-29-07

June 29, 2007
This report pertains to residential homes on less than 10 acres sold for the week of June 22nd to June 28th as reported by the Lebanon Board of Realtors MLS.

This week there were 4 homes sold for a total of just over 500k. The average price of these homes was almost 125 thousand and the median price at 114.5 these homes had an average time on the market of 65 days. There are currently 17 homes listed as under contract in the Lebanon MLS and those homes have an average price of 169 thousand.

Year to date there have been 159 homes sold, down from last years 193 during the same time frame, the average price is just over
111 thousand dollars compared to last years 99K; the YTD volume of 17.7 million is under last years 19 million. Our average time on the market this year has been 124 days, that’s up some from last years 109 day average.

As of this morning there were 339 homes with less than 10 acres, listed with the Lebanon MLS. The average asking price is 157 with median asking price of just about 136; these homes have an average time on the market of 132 days.

The average price of these homes was almost 97 thousand and the median price at 96 these homes had an average time on the market of 157 days. There are currently 21 homes listed as under contract in the Lebanon MLS and those homes have an average price of 147 thousand.

Year to date there have been 152 homes sold, down from last years 188 during the same time frame, the average price is just over
110 thousand dollars compared to last years 98K; the YTD volume of 16.7 million is under last years 18.5 million. Our average time on the market this year has been 122 days, that’s up some from last years 108 day average.

There are currently 22 homes listed as under contract in the Lebanon MLS and those homes have an average price of 137 thousand.

Year to date there have been 144 homes sold, down from last years 176 during the same time frame, the average price is just over
111 thousand dollars compared to last years 98K; the YTD volume of 16 million is just under last years 17.3 million. Our average time on the market this year has been 121 days, that’s up some from last years 108 day average.

The market seems to be a little soft here in Lebanon compared the last few years, that’s not to say its bad just closer to normal.
