There are currently 21 homes listed as under contract in the Lebanon MLS and those homes have an average price of 140 thousand.
Year to date there have been 186 homes sold, down from last years 233 during the same time frame, the average price is just over
113 thousand dollars compared to last years 100K; the YTD volume of 21 million is under last years 23.3 million. Our average time on the market this year has been 131 days, that’s up some from last years 113 day average.

The average price of these homes was almost 90 thousand and the median price at 91 these homes had an average time on the market of 147 days. There are currently 24 homes listed as under contract in the Lebanon MLS and those homes have an average price of 141 thousand.
Year to date there have been 177 homes sold, down from last years 226 during the same time frame, the average price is just over

This week I read an in depth article about the riskiest housing markets in the U.S., that article indicated as much as a 65% drop in home values in some areas of California. Seeing this information reminds me that we need to be grateful for the market we are in, I believe that our consistant growth and stability is a reflection of the people who live here in the Midwest and I am proud to be a part of a community where most people know that slow and steady wins the race. Yes, our market is down this year, but what is amazing is this, our average home price is up. What is happening here in Lebanon is there are just not as many people choosing to buy, so volume is down and average time on the market is up, but our values continue to rise. Now as sellers become more motivated this trend may not last, but for now don’t be afraid to buy or sell, here in Lebanon just like most of the Midwest you can make a real estate purchase with confidence.

The average price of these homes was almost 178 thousand and the median price at 124 these homes had an average time on the market of 188 days. There are currently 24 homes listed as under contract in the Lebanon MLS and those homes have an average price of 137 thousand.
Year to date there have been 173 homes sold, down from last years 218 during the same time frame, the average price is just over
114.5 thousand dollars compared to last years 99K; the YTD volume of 19.8 million is under last years 21.6 million. Our average time on the market this year has been 129 days, that’s up some from last years 111 day average.

I have great information today for any home owners thinking about selling your home without a REALTOR. When you sell on your own keep in mind that what you are really doing is earning the commission your self so don’t forget to work for it. Be available to show your home at the buyers convenience, when they come to look let them look at the home and don’t hover over them showing them every nook and cranny, they need to look at their pace not yours, they care about 3 major things, location, price, and condition. Be sure and put up your valuables so that no one has an opportunity to pocket a family air loom. Keep in mind that you are unlikely to get honest feedback if its negative, don’t make the buyer uncomfortable by asking, make up a feedback form and give it to them with a listing flyer and a self addressed stamped envelope, they will likely fill it out honestly and return it too you. You may have a hard time knowing if a buyer if pre qualified for a loan, if they say they are take their word for it, just like you would, they will be uncomfortable sharing personal financial information with you so don’t ask. The time to ask for a letter from their lender is when they make you an offer; don’t make your home unavailable to others unless you have a pre approval letter.
