Weekly Market Report 9-28-07

This report pertains to residential homes on less than 10 acres sold for the week of Sept 21st to Sept 27th as reported by the Lebanon Board of Realtors MLS.

This week there were 4 homes sold for a total of 657 thousand. The average price of these homes was 164 and the median price at 140 these homes had an average time on the market of 299 days. There are currently 18 homes listed as under contract in the Lebanon MLS and those homes have an average price of 121 thousand.

Year to date there have been 243 homes sold, down from last years 304 during the same time frame, the average price is 115 thousand dollars compared to last years 104K; the YTD volume of 27.9 million is under last years 31.7 million. Our average time on the market this year has been 141 days, that’s up from last years 112 day average.

As of this morning there were 350 homes with less than 10 acres, listed with the Lebanon MLS. The average asking price is 151 with median asking price of just about 129; these homes have an average time on the market of 126 days.

For those of you who were watching NBC this morning you had a chance to witness an interesting exchange between financial analyst Jim Cramer and National association of realtor vice president Charles McMillon. Mr Cramer, along with most of the media, forgets that real estate is local, they tend to tell the whole country that buying a home would be a mistake. NAR’s VP Mc Millon did a poor job defending those of us who work in a small rural and mid western market. The reality as it relates to Laclede county is this, some coastal markets have seen as much as a 60% drop in home values in the last year, that sound extreme until you also hear that those same markets have had as much as 100% appreciation from 2002 to 2006, no wonder its tanked. Here in Laclede county our average sale price has continued to increase despite fewer sales than a year ago. In fact between 2004 and 2006 there has been a modest 16% increase in the average sale price on homes with less than 10 acres, that equates to a little over 5% per year. There is never really a bad time to buy in a market as relatively stable as ours. We are blessed to live in such a stable and rewarding community, be sure not to listen to all the dooms day media moguls who don’t know our market. This week there were 6 homes sold for a total of 745 thousand. The average price of these homes was 124 and the median price at 137 these homes had an average time on the market of 89 days. There are currently 18 homes listed as under contract in the Lebanon MLS and those homes have an average price of 139 thousand.

Year to date there have been 239 homes sold, down from last years 296 during the same time frame, the average price is 114 thousand dollars compared to last years 105K; the YTD volume of 27.3 million is under last years 31 million. Our average time on the market this year has been 139 days, that’s up from last years 112 day average.

This report pertains to residential homes on less than 10 acres sold for the week of Sept 7th to Sept 13th as reported by the Lebanon Board of Realtors MLS.

This week there were 2 homes sold for a total of 248 thousand. The average price of these homes was 121,500 and the median price at 121.5 these homes had an average time on the market of 529 days. There are currently 16 homes listed as under contract in the Lebanon MLS and those homes have an average price of 143 thousand.

Year to date there have been 233 homes sold, down from last years 288 during the same time frame, the average price is 114 thousand dollars compared to last years 105K; the YTD volume of 26.5 million is under last years 30.3 million. Our average time on the market this year has been 140 days, that’s up some from last years 113 day average.

As of this morning there were 353 homes with less than 10 acres, listed with the Lebanon MLS. The average asking price is 151 with median asking price of just about 130; these homes have an average time on the market of 120 days.

Lots of homes are on the market right now so if your getting ready to put your house on the market be sure you interview 3 agents and be sure one of them is an Executive. This week there were 5 homes sold for a total of 645 thousand. The average price of these homes was 129 thousand and the median price at 141 these homes had an average time on the market of 228 days. There are currently 17 homes listed as under contract in the Lebanon MLS and those homes have an average price of 141 thousand.

Year to date there have been 231 homes sold, down from last years 283 during the same time frame, the average price is just under
114 thousand dollars compared to last years 105K; the YTD volume of 26.3 million is under last years 29.9 million. Our average time on the market this year has been 137 days, that’s up some from last years 113 day average.

As of this morning there were 336 homes with less than 10 acres, listed with the Lebanon MLS. The average asking price is 154 with median asking price of just about 130; these homes have an average time on the market of 122 days.

Well it looks like mortgage rates are starting to drop again; in fact I saw a rate quote today for a fixed rate, 30 year conventional mortgage at 6.125%, that’s a low rate. Now is a great time to buy, there are plenty of well priced homes to choose from.
