Weekly Market Report 11-30-07

This report pertains to residential homes on less than 10 acres sold for between Nov 16th and Nov 29th as reported by the Lebanon Board of Realtors MLS.

In the last 2 weeks there were 6 homes sold for a total of about 1,000,000 million. The average price of these sold homes was 179k with the median at 114,500 these homes had an average time on the market of 115 days. There are currently 20 homes listed as under contract in the Lebanon MLS and those homes have an average price of 127 thousand.

Year to date there have been 297 homes sold, down from last years 356 during the same time frame, the average price is 116 thousand dollars compared to last years 107K; the YTD volume of 34.5 million is under last years 38.1 million. Our average time on the market this year has been 144 days, that’s up from last years 115 day average.

As of this morning there were 366 homes with less than 10 acres, listed with the Lebanon MLS. The average asking price is 144 with median asking price of just about 125; these homes have an average time on the market of 120 days.

Nationwide housing sales figure were released again this week and they continue to paint a lousy picture on the housing market, but that doesn’t necessarily mean we are in a horrible market according to a recent quote by the National Association of Realtors. “2007 will be the fifth best year for housing on record, with places such as the Kansas City area, Indianapolis, and the middle section of the United States offering affordable prices and continued job growth.” Here in Lebanon we have seen the average sale price of homes go up 8% this year even though the total number of sales has declined from last year by 17%. Our market is still stable for those who need to sell, but they need to plan on pricing it right and understanding that it will take longer to sell, on average 30 days longer. It’s more important than ever in these tough times that you call on a REALTOR who has the experience and knowledge of your local market to help you make the right decisions about the sale of your home. Buyers are definitely in control, and are likely to hold out for the homes with the best price and terms within their price range. As a buyer in this market, you as well need to use a well versed Realtor who can guide you to the best deals on the market.

This report pertains to residential homes on less than 10 acres sold for the week of Nov 9th to Nov 15th as reported by the Lebanon Board of Realtors MLS.

This week there were 5 homes sold for a total of about 1,029,000 thousand. The average price of these sold homes was 205k with the median at 142,500 these homes had an average time on the market of 287 days. There are currently 15 homes listed as under contract in the Lebanon MLS and those homes have an average price of 101 thousand.

Year to date there have been 291 homes sold, down from last years 348 during the same time frame, the average price is 115 thousand dollars compared to last years 107K; the YTD volume of 33.5 million is under last years 37.2 million. Our average time on the market this year has been 144 days, that’s up from last years 114 day average.

As of this morning there were 374 homes with less than 10 acres, listed with the Lebanon MLS. The average asking price is 147 with median asking price of just about 125; these homes have an average time on the market of 114 days.
