There are currently 14 homes listed as under contract in the Lebanon MLS and those homes have an average price of 95 thousand.
Year to date there have been 319 homes sold, down from last years 375 during the same time frame, the average price is 117 thousand dollars compared to last years 107K; the YTD volume of 37.3 million is under last years 40.2 million. Our average time on the market this year has been 141 days, that’s up from last years 116 day average.

This report pertains to residential homes on less than 10 acres sold for the week of Dec 7th to Dec 13th as reported by the Lebanon Board of Realtors MLS.
This week there were 6 homes sold for a total of just over 1 million. The average price of these sold homes was 177k with the median at 116 these homes had an average time on the market of 119 days. There are currently 19 homes listed as under contract in the Lebanon MLS and those homes have an average price of 106 thousand.
Year to date there have been 311 homes sold, down from last years 364 during the same time frame, the average price is 117 thousand dollars compared to last years 107K; the YTD volume of 36.4 million is under last years 38.8 million. Our average time on the market this year has been 142 days, that’s up from last years 114 day average.
As of this morning there were 352 homes with less than 10 acres, listed with the Lebanon MLS. The average asking price is 145 with median asking price of just about 125; these homes have an average time on the market of 123 days.
I recently learned that the year 2008 will be the 100 year celebration for the National Association of Realtors, an organization I am proud to be a part of. The word Realtor is actually trademarked by NAR and it distinguishes those Real Estate Licensees who are committed to upholding a code of ethics. Not all real estate agents are Realtors. A Realtor is someone who recognizes that acting in the best interest of the public and cooperating with your fellow professionals is paramount to the overall success of our industry. As a Realtor I am bound by a code that insists that I can and will be held accountable for my actions. The 100 year anniversary of the National Association of Realtors shows that the organization has stood the test of time, and as a buyer or seller be sure that when you are buying or selling that your agent is a Realtor. This week there were 3 homes sold for a total of about 285,000. The average price of these sold homes was 95k with the median at 99 these homes had an average time on the market of 80 days. There are currently 19 homes listed as under contract in the Lebanon MLS and those homes have an average price of 131 thousand.
Year to date there have been 304 homes sold, down from last years 356 during the same time frame, the average price is 116 thousand dollars compared to last years 107K; the YTD volume of 35.2 million is under last years 38.1 million. Our average time on the market this year has been 143 days, that’s up from last years 115 day average.

This is the time of the year sellers can get frustrated about their home not selling, here are a few things to consider if your home is on the market and not moving. There are only 3 factors affecting the sale of your home regardless of the market. Location, condition, and price. You can’t change the location but you can compensate for it by improving your condition or lowering your price. One of these 3 items is causing your home not to sell, work with your realtor to find out what it is and get it corrected if you really need to sell. We are in a buyers market, so if you need to get top dollar out of your home in order to sell you may think about trying some time next year of the year after. The housing market is similar to other industries, it’s about supply and demand, if there are more homes for sale than buyers buying, prices may go down some, so be prepared to check your own motivation for selling. Don’t expect a miracle but keep in mind the unique aspect of the housing market is that every home is uniquely different, and buyers buy emotionally, so have it priced right and always ready to show.
