Hi this is Pete Spencer broker for REALTY EXECUTIVES of Lebanon bringing you the 2007 year end Real Estate Market Report for Lebanon and Laclede County This report pertains to residential homes on less than 10 acres sold in Laclede County between January 1 2007 and December 31 2007 as reported by the Lebanon Board of Realtors MLS.
The totals number of homes sold on less than 10 acres in 2007 was 328, those homes sold for a total of just around 38 million, that was down 14% from 2006’s 381 homes for a little over 41 million
The average price for homes in this category was almost $116,000 with a median price of almost $109,000. The average was up 9% from 06’s 108,000 and the median price had a 15% jump from 93,500 in 06.
The average days on the market for sold homes in 07 was 139 days. Quite a bit more than 2006’s 118 days.
The list price to sale price ratio for these sold homes was 95% with an average of just over $6000 negotiated off the asking price. In 06 sellers didn’t do as well @ 93% with close to 7900 average negotiation.
As of January 4th 2007 there were 320 homes on the market in Laclede County with less than 10 acres listed with the Lebanon MLS, that is a 11% increase over January of last year. The average asking price is almost $143,000 and a median asking price of just about $125,000; these homes have an average time on the market of 129 days.
There are a lot of unknowns about real estate in 2008.
