This report pertains to residential homes on less than 10 acres sold for the 2 week period of April 11th to April 24th as reported by the Lebanon Board of Realtors MLS.
Over the last 2 weeks there were 8 homes sold for a total of 600K. The average price of these homes was 84 thousand and the median price at 75K these homes had an average time on the market of 109 days. There are currently 26 homes listed as under contract in the Lebanon MLS and those homes have an average price of 110 thousand.
Year to date there have been 80 homes sold, that’s down from last years 101 during the same time frame, the average price is just over
107 thousand dollars down from last years 111K; the YTD volume of 8 million is under last years 11.2 million. Our average time on the market this year has been 149 days, that’s up some from last years 121 day average.
As of this morning there were 364 homes with less than 10 acres, listed with the Lebanon MLS compared to 327 last year in the same week. The average asking price is 149k with median asking price of just about 126; these homes have an average time on the market of 122 days.
If you are thinking of selling your home this spring here is some good advise to consider. This report pertains to residential homes on less than 10 acres sold for the week of April 4th to April 10th as reported by the Lebanon Board of Realtors MLS.
This week there was only one home sale so I thought I would take the opportunity to share land sale statistics for 2007 with you. Land sales were sharply down on 2007, with 59 total sales for the year compared to 74 for 2006. The average parcel size sold was 21 acres and the average price was 44K those numbers are lower than the 48acre average in 06 for an average price of 71K 2007 had a total of 1264 acres sold for an average price of 2070 per acre compared to 2006 when 3393 acres sold for an average of 1553 and acre. There are currently 205 parcels of land for sale with the Lebanon MLS with half of those are building lots. The average price is 82,700 and the average parcel size is 21 acres. There is a total of 4244 acres for sale with an average asking price of 4000 per acre.

103 thousand dollars down from last years 113K; the YTD volume of 7.3 million is under last years 9.5 million. Our average time on the market this year has been 155 days, that’s up some from last years 124 day average.
As of this morning there were 365 homes with less than 10 acres, listed with the Lebanon MLS compared to 316 last year in the same week. The average asking price is 151 with median asking price of just about 125; these homes have an average time on the market of 120 days.
