This report pertains to residential homes on less than 10 acres sold for the week of May 23rd to May 29th as reported by the Lebanon Board of Realtors MLS.
Over the last week there were 5 homes sold for a total of 649k. The average price of these homes was 130 thousand and the median price at 130K as well these homes had an average time on the market of 94 days. There are currently 18 homes listed as under contract in the Lebanon MLS and those homes have an average price of 118,500 thousand.
Year to date there have been 106 homes sold, that’s down from last years 136 during the same time frame, the average price is just over
101 thousand dollars down from last years 112K; the YTD volume of 10.7 million is under last years 15.2 million. Our average time on the market this year has been 138 days, that’s up some from last years 120 day average.
As of this morning there were 388 homes with less than 10 acres, listed with the Lebanon MLS compared to 313 last year in the same week. The average asking price is 150k with median asking price of just about 125; these homes have an average time on the market of 133 days.
Well over the last 14 days there have been 36 price reductions on the Lebanon MLS for all classes of Real Estate. This is a further sign that many local sellers are becoming motivated to move their properties. For many sellers this is good, it means more buyers may come out looking for a deal, and those properties priced the best are most likely to sell first. This news is bad for those who are over mortgaged and can’t afford to take a loss or those who insist they will only take top dollar. Overall the average price is only down 10% but that is spread out over the Laclede county market as a whole. Some neighborhoods and price ranges have seen little change and some have seen more significant drops. Looking at the big picture our market is suffering very little in comparison to other markets in our country, in fact I spoke with a broker in California this week and he informed me that in their market, values are half what they were 2 years ago.

Over the last week there were 6 homes sold for a total of 373k. The average price of these homes was 62 thousand and the median price at 61K these homes had an average time on the market of 107 days. There are currently 24 homes listed as under contract in the Lebanon MLS and those homes have an average price of 122 thousand.
Year to date there have been 95 homes sold, that’s down from last years 121 during the same time frame, the average price is just under
99 thousand dollars down from last years 113K; the YTD volume of 9.4 million is under last years 13.7 million. Our average time on the market this year has been 142 days, that’s up some from last years 121 day average.
As of this morning there were 376 homes with less than 10 acres, listed with the Lebanon MLS compared to 313 last year in the same week. The average asking price is 149k with median asking price of just about 125; these homes have an average time on the market of 127 days.
The number of homes on the market seems to be rising. This has been a spring time trend this year and is most likely the cause of some of the depreciation we are experiencing, in fact in just the last week there have been 20 price reductions to homes on less than 10 acres. This is a tough market and if you are planning on selling it is imperative that you look for a realtor who has systems in place to provide you with regular and accurate communication and feedback so that you can stay ahead of the market. Be sure and ask your realtor, before you list, how they plan on informing you about showings, current market conditions, and changes to local real estate trends. Often times real estate professionals are very busy and forget to keep you informed and with out a system you will find that news can come too little too late. Also, keep in mind that if you don’t need too sell, now is a bad time to be on the market, wait until inventories get down to normal levels and then put it up for sale to get top dollar, on the other hand, if you do need to sell, take it seriously and only hire a full time experienced professional who is going to tell you what it takes to get it done in todays market.

Lebanon is experiencing an inflated housing inventory and with that there are some frustrated sellers, here are a few things to consider if your home is on the market and not selling. It will typically take 10 ready willing and able buyers to look at your home before there is an acceptable contract negotiated, and if you have had 10 lookers and no offers something is wrong. If your home isn’t selling it’s for one of only 3 reasons, and you need to determine which one or 2 it is, your not selling either because of Location, condition, or price. You can’t change the location but you can compensate for it by improving your condition or lowering your price. One of these 3 items is causing your home not to sell, work with your realtor, ----- find out what it is and get it corrected if you really need to sell now
