This report pertains to residential homes on less than 10 acres sold in Laclede County between January 1 2008 and June 30 2008 as reported by the Lebanon Board of Realtors MLS.

The totals number of homes sold on less than 10 acres so far this year is 136, those homes sold for a total of just around 14.5 million, that was down 17% from 2007’s 18.3 during the same time frame. Total dollar volume this year is down 18% from last year. And looking back to 2006 our total sales are down almost 35% compared to the first half of 06.

The average price for sold homes in this category was around $107k with a median price of almost $93k The average was is down 4% from 07’s 111k and the median price had a 3% decrease from 96k in 07.

The average days on the market for sold homes this year is 141 days. Quite a bit more than 2007’s 125 days.

The list price to sale price ratio for these sold homes was 95% with an average of just over $5400 negotiated off the asking price. In 07 sellers better @ 96% with close to 5100 average negotiation.

As of July 11th 2008 there were 376 homes on the market in Laclede County with less than 10 acres listed with the Lebanon MLS, that is a 15% increase over July of last year. The average asking price is almost $147 and a median asking price of just about $123; these homes have an average time on the market of 143 days.

Laclede county real estate owner are feeling the effects of our down market but it is still more stable than many areas of the country. The good part is that if you are in the market to buy, and most sellers are, you can find good deals from motivated sellers
