Weekly Market Report 12-12-08

This report pertains to residential homes on less than 10 acres sold from Nov 14th to Dec 11th as reported by the Lebanon Board of Realtors MLS.

Over the last 4 weeks there were 9 homes sold for a total of just under 900 thousand. The average price of these homes was 100 thousand with the median price at 87; these homes had an average time on the market of 155 days. There are currently 7 homes listed as under contract in the Lebanon MLS and those homes have an average price of 77,000.

Year to date there have been 241 homes sold, that’s down from last years 313 during the same time frame, the average price is 112,000 thousand dollars, which is just under 117 for 2007.the YTD volume of 27 million is under last years 36.8 million. Our average time on the market this year has been 137 days, that’s below last years 142 day average.

As of this morning there were 373 homes with less than 10 acres, listed with the Lebanon MLS compared to 352 last year in the same week. The average asking price is 143k with median asking price of just about 115; these homes have an average time on the market of 156 days.
Well it seems winter is here which usually reminds all of us to look around our homes and winterize. Here are a few thing to look at this weekend before the snow really flies. Cover or insulate your outdoor spigots so they don’t freeze and break, it just takes a minute but will prevent a costly repair later. Seal up those pesky air leaks around your doors and windows. Buy some door and window caulking and just get it done, you will notice the difference when the cold wind starts to howl outside. Seal up cracks in your driveway and sidewalk, these areas become much worse in winter when water freezes and thaws in those cracks, breaking apart the concrete even worse. Check for overhanging tree limbs near your home or power lines. When those limbs get a load of snow or ice on them they are likely to break and fall on your house or take out a power line. And most important, get out this weekend and enjoy what is likely one of the last warm weekends for a while.

Over the last 3 weeks there were 8 homes sold for a total of 765 thousand. The average price of these homes was 95 thousand with the median price at 85; these homes had an average time on the market of 162 days. There are currently 7 homes listed as under contract in the Lebanon MLS and those homes have an average price of 89,000.

Year to date there have been 240 homes sold, that’s down from last years 305 during the same time frame, the average price is 112,000 thousand dollars, which is just under 116 for 2007.the YTD volume of 26.9 million is under last years 35.5 million. Our average time on the market this year has been 137 days, that’s below last years 142 day average.

Well coming up next week on Saturday the 13th of December Realty Executives hosting an affordable homes and foreclosure tour. Right now there seem to be a lot of people who are uncertain about home ownership and others who want to take advantage of buying bank owned properties. Over about a 3 hour period on Saturday afternoon we plan on visiting 4 homes, 2 of which will be bank owned foreclosures, and while we are at it we will talk about many different subjects, like what to expect when you write an offer on a foreclosure, and what to look for when you buy a vacant home. We also plan on talking about resale, appreciation and equity. In addition to viewing the homes there will be lender there to provide some rent vs buy scenarios, a home inspector to explain the home inspection process and an appraiser to talk about FHA requirements in a home. The Affordable homes and foreclosure tour is a no pressure, fun and educational afternoon centered on answering questions regarding home ownership. We invite those who have never owned but would like to in the next few years, and anyone interested in leaning more about buying real estate.
